How durable are prefabricated houses?

When you build a house, it is usually a purchase for life. Therefore, the question often arises: to build a "normal" house for eternity or a cheap prefabricated house? On closer examination of the construction, an alleged "inferiority" of prefabricated houses can not be explained either: the walls, ceilings and all insulation material are fixed on a sturdy wooden frame construction. Surrounded by a stable outer wall, this design is not only stable, but with good workmanship and installation also very durable.

What about the quality?

To achieve longevity, of course, the quality has to be right. This can even be better in prefabricated house construction than in solid construction: the production in the factory runs almost perfectly controllable, while the permanent weathering on the construction site can also damage the material quality.

Because assembly takes only a few days at the construction site, the material is exposed to virtually no environmental impact until it exists in its finished form. There are also strict guidelines regarding material and construction. These are specified and controlled not only by the manufacturer itself but also by associations such as GDF (G├╝tegemeinschaft Deutscher Fertigbau).

As you can see, the industrial design of prefabricated houses and the cooperation of companies and associations increase the quality of your home and can even be higher in quality than solid buildings.

And the resale value?

One of the biggest problems of prefabricated houses is the unfounded lower resale value compared to solid houses. So you get on average ten percent less money after 40 years. But why is it like that? Presumably, these assumptions are based on lesser durability on policies of the 1960s and 70s, times when these discounts were still justified.

In addition, today's prefabricated construction is supported by as many "reinforcements" as concrete or bricks that it comes quite close to the solid construction. This reinforces the nonsense of the low resale value.

Bottom line, this is one of the biggest disadvantages of the prefabricated house. When moving, for example, for professional reasons, you are better off with a massive house: The reputation of the "house for eternity" brings you in this case a few thousand euros more.
